Commonly called a "Warren Ranch" this style of home is hard to find in the Livingston county area and named for a sprawlling style of sturdy one story brick home with an open floor plan common to the suburb.  A Warren ranch encompasses a large open kitchen/family room and full basement.  It has a brick exterior and has large windows and attached garage.  It has real wet plaster and oak floors - making it a well-built and substantial home.  Most homes in the Howell area are wood frame, brick face or "farmhouse" style construction, making this home unique for the area.  This home is priced below market value and the sellers are motivated. About Livingston County

Livingston County is located in the southeastern section of Michigan's lower peninsula. It's county seat is Howell but encompasses several quiet communities including Brighton, Pinckney, Fowlerville. This county was named after Edward Livingston, Secretary of State under President Andrew Johnson, and Minister to France.

In 1815 the U.S. Surveyor-General reported the soil in this area to be of such poor quality that it was unsuitable for farming, though the Chippewa and Potawatomi had farmed it for years. Eventually, the area developed an agricultural base and became known for a variety of Melon. Several of the special events held here are the Hot Air Balloonfest in June, the Fantasy of Lights parade held before Christmas, and the Melonfest.

In the 70's Livingston County was the fastest growing county in Michigan due to people escaping city life looking for a more relaxed atmosphere.  Even today, Livingston county communities put an importance on family values.  Sometimes it even feels like you've returned to the 60's, but that's changing with the amount of growth the area has seen in the past 10-15 years.

20,000 acres of public land were not developed to retain the area's natural beauty.  The Brighton and Pinckney State Recreation areas make this a great county for recreation.  The area is now developing rapidly, and is now almost surburban in nature and a great place to invest in real estate.  A bedroom community to several large cities such as Ann Arbor, Flint, Lansing and Pontiac, a majority of the population commutes to other areas.

Livingston county is conveniently located within 25 minutes of Ann Arbor, 35 minutes of Lansing, Detroit, Flint, Pontiac and other communities. Known as a "bedroom community" most of the people living here are from and often work somewhere else.  Many have migrated here from the larger cities of Michigan looking for a quiet, friendly, family oriented lifestyle and have found it here.
